There are mainly two categories under which land in Belize can be classified. These categories include: Declared Land and Undeclared Land. Declared Land transactions in Belize are much easier as the property itself already has a title issued. Transactions done on Undeclared Land have to be recorded at the Titles Registry and require a much longer process. If the land is “Declared Land” the title is registered at the Land registry. Most real estate transactions and property purchases are in “declared land” with a real and absolute title.

Apart from all the natural jewels, Belize’s friendly people are one of its top assets with origins as diverse as the landscapes. Mayans; Mennonites; English; Creoles; Mestizos; and the Garifuna people, of mixed Amerindian and African descent infuse an evocative mix of cultural influences. Visitors can learn about the ancient Mayan culture at the many relatively untapped archaeological sites. Though the capital of Belize is Belmopan, Belize City is the gateway to the country. Most travelers fly in here and explore the surrounding attractions before departing for adventures further afield. Besides diving, snorkeling, and fishing, travelers can kayak lagoons, cave tube along subterranean rivers, hike through jungles and pine forests, view stunning wildlife in its natural habitat, or simply collapse in a hammock and relax in this tropical paradise.

Belize attractions and climate makes buying a house here a tempting project. Imagine living permanently there… the joy. Many people often ask us why the Platinum Coast (West Coast) & Secret Beach is just beginning to undergo rapid development given its beautiful beaches and sunset views and the story goes back to when the island was first developed. As many of you already know, in a tourism destination the most coveted coast is almost always the West Coast because of the amazing sunsets. The island of Ambergris Caye was however originally developed on the East Coast to accommodate the reef and the fisherman who wanted to get out first thing in the morning to fish. The East coast of Ambergris Caye has been developed leaving the west coast to be forgotten, until now.

If you will be staying and visiting Belize longer than 30 days, you will need to visit an Immigration Office to extend your stay in Belize. Most towns and destinations have a local immigration office that can facilitate the process and renewal. The permit required to extend your stay in Belize beyond 30 days is the ‘Belize Visitor’s Permit Extension.’ All U.S. citizens traveling to Belize must have a valid passport. Belize does not require US Passport Holders to apply for or have a visa. There are no visas required for citizens of the United States for tourist visits of up to 30 days.

Buying Belize Real Estate is very easy and the process is much like in North America (USA & Canada). Belize is one of the few countries in Central America & the Caribbean where foreigners enjoy the same property ownership right as nationals in land ownership and tenure. When a foreigner buys property in Belize, they own it outright with a fee-simple land title. The preferred practice of owning Belize real estate is through a fee-simple title which is clear title freehold ownership.
